Architectural Review Committee

Our Declaration of Restrictions specifies certain requirements for all construction and activities permitted on lots in the Tamarack Springs subdivision.   A committee of not less than three members is appointed each year to act as an Architectural Review Committee and they are charged with screening and approving construction or tree removal on any lot within our boundaries.

Application

Any new construction, major remodeling, or removal of large trees requires prior approval by the Architectural Review Committee.  To simplify that process, download the attached form and submit by mail to the address noted or via email using the link on the home page.

Design Considerations

Design for Snow Load:  We’re located at the end of Calaveras County where the snow load requirement for the entire county is 240 pounds per square foot (psf).  One mile uphill is the border of Alpine County where the snow load requirement is 300 psf.  You can choose what you design for but you can’t choose how much snow will fall.

Design for Access in Snow: The amount of snow that builds up in winter is impressive and an entrance on each level is recommended.  Entrances and stairs protected by rooflines or decks  have worked well for many.  We have wet, heavy snow so a key safety concern is to make sure the entrances are not located where a roof will shed snow.
